MIRI: A 56-year-old man has reported an alleged property purchase scam involving five houses in Kuching, claiming losses of RM363,887.49.
Police said the case was reported at Miri Central Police Station on October 15 and is being investigated under Section 420 of the Penal Code for cheating.
According to the complaint, the man had known the suspect through work and friendship for about two years before being offered five houses in Taman Abadi, Kuching, in November 2025.
The properties were allegedly presented as bank auction houses available below market prices, with the suspect offering to handle the purchase process, including the sale and purchase agreements and transfer of ownership.
The complainant said he made several payments between November 2025 and January 2026 for the properties, deposits, land surveying and matters related to the Inland Revenue Board of Malaysia (LHDN).
However, the transactions were not completed as promised, and he had yet to receive complete documents proving ownership of the properties despite repeatedly seeking clarification, according to the complaint.
Police are investigating the status of the properties, the flow of payments and the possible involvement of other parties.
Miri district police chief, ACP Mohd Farhan Lee Abdullah urged the public to exercise caution when buying properties, particularly bank auction units offered at unusually low prices.
He advised prospective buyers to verify property ownership through official channels, check all relevant documents, and consult qualified lawyers before making payments.
The public was also warned against transferring money to third-party accounts without proper verification, and advised to retain transaction records.
Police recommended checking suspicious telephone numbers and bank accounts through the Check Scammers CCID service or the Semak Mule portal at http://semakmule.rmp.gov.my before making financial transactions.
